Zoning Map Update

The Town of Holly Springs is updating its zoning map. The zoning map outlines the different zoning districts in the town’s jurisdiction, showing where different kinds of buildings can be constructed and how buildings can be used (as homes, shops, offices, etc.).

For all developed properties and farms, the current use of the property will be permitted to continue. For most residential subdivisions, the zoning map update reflects a comparable residential zoning category and will not impact the use of your property.

Prior to the Town Council Public Hearing scheduled for March 1, the Town is hosting two public information sessions to allow property owners to learn more about this proposal.

What does the zoning map update mean for me?

For all developed properties and farms, the current use of the property will be permitted to continue. For most residential subdivisions, the zoning map update reflects a comparable residential zoning category and will not impact the use of your property.

Even if your zoning regulations are changing, you will NOT be required to make any changes to your property or the way you use it. The zoning map update only affects future construction or if you decide to change the way your property is being used (for example, converting a home into a shop, or expanding a business).

Why is the town updating the zoning map?

Over a more than two-year period, residents, property owners and businesses worked together to update the town’s Land Use & Character Plan, a document that guides decisions on future land use, transportation, open space, community character, business development and more. The updated plan reflects their vision for the future of Holly Springs and addresses growth in a way that provides, protects and improves on a high quality-of-life for all citizens.

Because the Land Use & Character Plan, part of the town’s Comprehensive Plan, has been updated, the zoning map is being updated to also reflect these changes and the recently streamlined Unified Development Ordinance

Public Hearing

A public hearing about the zoning map update will be held at the Holly Springs Town Council’s March 1, 7 p.m. meeting at Holly Springs Town Hall, 128 South Main Street. Following the public hearing, the council may consider adopting the zoning map update.
